EDIT: i give up on this book. In my opinion the coding is so complex that its not worth it to waste time on it.

Just some random thougts.
I was adding numbers to get to a vowel but it doesnt work. There is a variance all the time. It must be a formula so I went to write down all the stand alone capitals. Asuming it stand for I. This is the order in wich it appears and what numbers I get out of it:
D - H - C - N - U - C - X - B - D - U - R +5 +1 +6 +21 +14 +6 +11 +7 +5 +14 +17 -4 +5 +15 -7 -8 +5 -4 -2 +9 +3
So my idea is it is an Shifted alphabet code that is protected with a formula. I'm done with staring at these numbers for today tho xD So moving on:
Why is it encoded and who encoded it?
I can't remember exactly what the books said in Azarath, The Undead City in Frisiga. But the Azarath researcher was afraid of his assistent because he felt he had bad intentions, so he started writing his diary/notes in code. Hence this book.
I'm also guessing that the book "An extract of a survivor's story" is about dr robinson. Whom's mind could not be corrupted. He escaped necra after breaking the illusions on the island, went off to study the undead in frisiga and ended up doing his experiments in the prison island. Somewhere along the line his assistent took control, but he left a trail of information behind. Because Robinson knew it was coming.
It is possible the assistent was responsible for the horrors that happend in Necra/Prison Island. But was not able to corrupt the mind of dr rubinson. So he had to pretent he was his assistent, poisoning him slowly in the process, in order to weaken his mind and defeat him. Maybe his assistent was (connected to) Bazir, the master of Illusions.

I don't think this is a simple matter of replacing letters, there are too many single letters for it to make sense.

I thought of trying to decode it but im not sure if it really has a code, so before wasting my time i want to make sure it can be translated into english. Ok, strange parts of text that will be not translated as usual english words: kk, nn, qzxdxxx, and solo standing letters D, U, C, X, R. The strange part is - they all are "big" one, and english have not so much one letter words, so it might be shorted names, but its just a guess. I also tryed cesarus crypt, but it does not work at all.

There are too much combinations. Its really hard that each of them encodes a diferent small word.
-There are subgroups of “xy” combinations that encode the same word. (suposition)
-Or there are “xy” that doesnt encode anything.
-Or they encode larger words, for example: “db”=until

Properties of the text:
There are letters paired with themselves “xx”
There are capital letters in misspositions. (intentional patern → the text is indeed encoded)
There are solo letters
Its impossible that every symbol translates into one letter. Because there are "xx" structures.
-xx apart, the rest of symbols could translate indeed to one single letter and this would create a non-degenerative code.
Dots, spaces and commas are not encoded. (suposition)
Observations:
“xx” combination (21 times, 2 per line)
The encoded sets “xx” that form a individual word are a independent part of the code (fact). Reasons: -If they acted like "x"+"x" they would form a senseless word -they have blankspace afterwards, so they doesnt act along with adjacent letters. Thus, nn (1), kk (1), hh (4) = 1 vowel, a combination of at least 1 vowel and 1 consonant, or they give extra information. Those 3 letters have the same distance between them (do they encode the same?)
hh can be alone and combined “ahhdnag”, “pmhh”, “uhhfms” includes the unit “hh”?
The encoded sets “xx” that are not individual words, have an unexpected high variety.
Aa (2), cc (1), dd (2), qq (3), tt (1), ww (1) first letter, xx (2), yy (2), zz (1)
Athough the frequency might be reasonable. English doesnt use so much variety of self-paired letters.
-Or they act as x+x (if this was the case, some of the pairs "xx""yy" would encode the same because there isnt such variety of self paired letters in english, thus x=y and this would be strange). -Or they act like "nn","kk","hh". This would mean that all the "xx" regardless their type, act trough the same mecanism (simplicity) -Or they act like "za" "aj" in “yzaajcm” kind of words. There is nothing that suggests so, not any pattern trough the "xx" sets.

Good job!But with my english skills i understandabout 70% only . Anyway, dont forget it is a game content, so we can have some special dialect, like lizards. "qzxdxxx" could be something like "ursasss" that could make sense in whole encrypted text. Also it could be double crypted text, like first cesarus crypt, and then letter replacement, but it will be impossible to solve it without other books.

Any crypt have some algorithm and we need find it.

I don't think Azara has anything to do with this book. How would Jarvis' book (the scientist from Azara who wrote the dairies) even get into Prison Island?
First of all, Doctor Robinson created the mutation and prison island as you know it a long time ago. Prison Island was sealed long ago to prevent the contagion from spreading. second, the whole island is filled with feral monsters controlled by Robinson. Robinson himself is also infected by his mutation and while he kept more of his humanity than his experiments, he's gone completely mad over the years. I doubt anyone would be able to reason with him. Lastly, both Jarvis and his assistant Nirhal can be found in Azara. Which means that even IF they managed to get inside and study the mutation without being killed or infected, they eventually went back and left their precious research notes on Prison Island.
Also note there are two words that start with a capital letter and aren't the beginning of a sentence: Thvnfbedj + Dazzskt. Those are probably names of people or places.
